Home Equity Myths Everybody Thinks Are True

  1. You can do it yourself.
    1. It easy to be one of those people who think they can save a ton of money on their home improvement project by doing it yourself. This could be true if you have the skill set and equipment to do the project already. If not, small mistakes can add up to costly repairs. I know, I’ve been there before and tried them myself without my husband there (that was one BBQ assembly I will never forget). If you start with a contractor who already has the skill set and tools, you know the project will be getting done by someone who has at least done it before. That being said, we’re not advocating that you have every project contracted out just major ones you could potentially spend less on. 
  2. Cracks in walls are a big issue.

    1. We get it, cracks in your walls can look like a big deal. However, small cracks in the walls are not always and indication of a bigger problems. Most cracks are the result of minor expansion and contraction. A little crack might not be such a big issue. If you are not sure about what is happening, you can always call in a structural engineer to confirm whether it’s a major or minor issue. Experts can analyze your home to address and assess the issues. If there is a major problem they can help come up with a foundation repair solution. 
  3. I can buy the essentials for the project now . . .
    1. We would really discourage this mentality when doing a home improvement project. Make sure you have all the essentials for the project when you first start. You may think you are saving money now by not buying that tool you “might need,” but you “might have” to buy it later and head back to the same store. Save yourself a second trip to the store, more gas and more hassle and just get what you need now. Why make additional trips for no reason, right? 
  4. Inside improvements are better than outside.
    1. We would encourage homeowners to try to give priority to both types of projects. The outside of the home is the first thing potential buyers see when they visit your home. Landscaping, Siding, Doors and windows all give off a good or bad first impression. Don’t let these things devalue your home. As a potential buyer myself, I have passed on a house that had a ton of outdoor home improvements that needed to get done. Who wants to pull a bunch of weeds when they first move into a home? 
  5. Paint hides everything.
    1. Paint has been plastered on walls and home improvement blogs everywhere as the be all end all home improvement project for years. Although it does smell nice and covers up some things, it doesn’t solve all problems. We’re siding contractors, we should know. It especially does not cover up major siding issues. If you have cracked or warped siding, simply getting a new coat of paint will not fix these issues. You might want to consider how long you are going to be in the home. New siding is insulating and never needs to be painted again, but it only adds about 75% back of the equity you put in. Make sure you’re not eating the cost. 
  6. Trendy is better.
    1. Trends are well, trendy, for a moment. In addition to the above, we would encourage homeowners to stick to one look and keep it simple. A trend might be a good fit if you are selling your home right now. If you plan on being in your home a while you might want to consider just going with something that fits your lifestyle for the long haul. 
  7. Expensive materials will add value to your home.
    1. Expensive materials don’t always add back what you think they will when it comes time to sell. For instance some people can’t see the difference between New Vinyl Siding on a home verses James Hardie, but there is a significant price jump between the two. Another example would be fancy appliances or decor for a home. You may think they’re awesome, but a value conscious individual might not see the value in them the way you do.
